Pacific Palisades has several distinct neighborhoods, each with a different personality. The Riviera, Huntington Palisades, and private communities in the Palisades Highlands tend to have the highest property values. The Alphabet Streets and the Via Bluffs are closest to the Village and are the most walkable to local shops. Rustic Canyon and The Highlands are great neighborhoods with their own micro-climates. Finally, Castellammare and Sunset Mesa are oceanfront neighborhoods closest to Malibu. Depending on your taste, there is a great neighborhood for you in Pacific Palisades.
Pacific Palisades is undergoing the redevelopment of its Palisades Village Center on Swathmore Avenue. The retail project will bring many needed restaurants and local shopping options for area residents. A small multiscreen theater is part of the project that will be reminiscent of the Bay Twin Theaters for those who remember Pacific Palisades back in the 1970’s.
Pacific Palisades Recreation Center is a terrific park with baseball and softball diamonds, tennis courts, and sandboxes. The Rec Center also has both indoor and outdoor basketball courts and picnic areas. Hikers will love the many local hiking trails in the Santa Monica mountains. My favorite is the Los Liones hike that begins near the end of Sunset Boulevard because the views at the top are amazing. Temescal Canyon to Skull Rock is a very popular hike as is the Will Rogers State Park hike to Inspiration Point.
Other nearby amenities include: the centrally located Palisades Public Library; access to the beach bike path that winds south all the way to Redondo Beach; the Self-Realization Fellowship (a.k.a. Lake Shrine); the Riviera Country Club where the prestigious Los Angeles Open is held each Spring; and the Bel Air Bay Club.
Pacific Palisades if part of the Los Angeles Unified School District. Local elementary schools include Palisades Charter Elementary, Marquez Charter Elementary, and Canyon Charter Elementary school. The local middle school is Paul Revere Middle School and the local high school is Pali High Charter School. Private schools include St. Matthews and Corpus Christi School.
Single family homes in Pacific Palisades typically fall in the range of $2M – 4M. However, a fixer-upper can be found for $1.7M while exquisite estates in the best neighborhoods can top $10M. There aren’t many condominiums in Pacific Palisades, but there are a few pockets of condos primarily near the middle of town, in the Palisades Highlands, and along Sunset Boulevard.
